It's one of the most common questions in roofing: do I repair this, or is it time for a full replacement? It's also one where homeowners get pushed into the wrong decision the most often — usually toward replacement they don't need, because that's where the bigger paycheck is. Here's how to think about it honestly.
This is the single biggest factor. A standard asphalt shingle roof in Memphis is rated for 25–30 years, but our climate usually shaves a few years off. So:
If damaged area covers more than about 30% of the roof, replacement is usually the smarter long-term call. Patching a third of a roof leaves you with mismatched shingles, mismatched age, and a roof that's only as strong as its weakest section.
This matters a lot. Wear-based damage (curling, granule loss, brittleness) is age. Storm damage (impact cracks, missing shingles, lifted flashings) is an event. Storm damage on a young-to-mid-age roof = repair. Storm damage on an aging roof = often the trigger for replacement, especially since insurance is involved.
A good rule of thumb: if a repair would cost more than 30% of a full replacement, just replace. You're throwing money at a problem that's going to come back.
If insurance is paying, the calculation shifts. When a claim is approved for full replacement (typical with widespread hail damage), you pay only your deductible regardless of which option you'd prefer. In that scenario, replacement is almost always the right move — you'd be a fool to take a partial repair when the insurance check covers the whole thing.
