"How much does a new roof cost?" is the question we get every single day. The honest answer is: it depends — but we can give you a real range and explain what drives the number. Here's what a new roof actually costs in the Memphis market right now, and how to read a quote so you don't get burned.
For a standard single-family home in the Memphis metro, a full asphalt shingle roof replacement usually runs $8,500 to $18,000. That's a wide range, and the reason it's wide is that "a roof" can mean a lot of different things.
Roofs are measured in "squares" (one square = 100 square feet). A typical Memphis home might have anywhere from 18 to 35 squares of roof surface. More square footage = more materials and more labor.
A steep roof costs more than a low-slope roof. Steeper means slower work, more safety equipment, and higher insurance. A 12/12 pitch can cost 20–30% more to install than a 4/12.
If you have one layer of old shingles and the deck is in good shape, code in some areas allows a layover (new roof on top of old). It's cheaper but it's a Band-Aid. A proper tear-off costs more but gives you a real 25-year roof.
A standard 3-tab shingle is the cheapest option but only lasts 15–20 years. Architectural shingles (the dimensional, layered look) are the Memphis standard — 25–30 years rated. Impact-resistant shingles cost 15–25% more but qualify for insurance discounts in hail-prone neighborhoods and last longer.

A real quote should itemize: tear-off, underlayment, ice-and-water shield, shingles, flashing, ridge cap, ventilation, drip edge, starter strip, decking repair contingency, cleanup, and warranty. If a quote is just "Roof Replacement — $11,500," ask for the itemization.
